Serving homeowners across California, in English and Spanish.
Your ADU, from idea to keys.
We handle everything, including financing.
Turn your backyard or garage into a second home on your property: space for your family, or extra monthly income. One team, 3 ready designs, and help paying for it.
More space, more income, more value from the home you already own.
Many California homeowners have more than a house. They have a backyard, a garage or unused space that could become a second home on the same property. That home is called an ADU, an accessory dwelling unit. It can be a place for your parents to live close to you, a first home for your adult children, or a unit you rent for extra monthly income.
California has made ADUs easier to build than ever. State law requires cities to review ADU applications using clear standards and to decide within a set time. The opportunity is real. What stops most homeowners is not the idea. It's the process: finding a design, dealing with permits, choosing a contractor you can trust, and figuring out how to pay for it.
That is exactly what we take off your hands.

Why us
Why homeowners choose Vision ADU Design
Building an ADU usually means doing everything yourself
When you decide to build an ADU, you usually have a few options. You can hire an architect and a contractor and manage everything yourself. You can call a local contractor, who will build, but may leave the design, the permits and the financing to you. You can use a website that gives you a list of contractors, and then you still have to choose, coordinate and trust people you've never met. Or you can buy from a large company that sells a finished product, often with less personal attention.
Each option leaves part of the work, and part of the risk, with you.
We work differently
We don't just find you a builder. We handle everything until you have the keys.

Wondering how to pay for it?
You're not alone. For most families, financing is the biggest question, and it's the part most builders leave to you. We don't. We help you understand your options and find the path that fits your situation. [What Cla's financing access involves]
And remember: if you rent your ADU, the monthly rent can help you pay for it over time.

FAQ
Frequently asked questions
What is an ADU?
An ADU, or accessory dwelling unit, is a second, independent home on a property that already has a house. It has its own entrance, kitchen and bathroom. It can be a new building in your backyard or a converted garage.
Can my property have an ADU?
Most single-family properties in California can have one. California law has made ADUs much easier to approve. The answer for your home depends on your lot, the available space and your city's rules. Contact us and we'll help you find out, with no cost and no commitment.
Do I need a permit?
Yes. Every ADU needs a permit from your city. We prepare and submit the application for you and follow it until it's approved.
How long does the city take to approve it?
State law requires cities to review ADU applications using clear standards, without public hearings, and to decide within 60 days of a complete application. Your full project timeline, from design to keys, depends on your property and your city. We'll give you a realistic timeline in your proposal. [Typical timeline]
How much does an ADU cost?
It depends on the design, the size and your property. Our designs start at [price]. After we review your property, you receive a proposal with the price and the scope of the work.
How can I pay for it?
Many homeowners pay with savings, a home equity line of credit, a cash-out refinance or a renovation loan. We help you find the path that fits your situation. [What Cla's financing access involves]
Can I rent my ADU?
Yes. Many owners build an ADU to earn monthly rental income. Under state law, ADU rentals must be for terms longer than 30 days, so short-term vacation rentals aren't allowed.
Do I have to live on the property?
For a regular ADU, state law doesn't require the owner to live on the property. There's an exception for small junior ADUs that share a bathroom with the main house.
Can I sell the ADU separately from my house?
Not by default. The ADU and the main house are usually sold together. Some cities allow separate sale under their own local rules.
Do I need to add parking?
Often not. Cities can require at most one parking space per ADU, and none in many cases, for example near public transit or when you convert a garage.
Are there city fees?
Yes, there are permit fees. ADUs of 750 sq ft or less don't pay impact fees under state law. Larger units pay fees in proportion to their size. School districts may charge fees on units over 500 sq ft.
Who builds my ADU?
Licensed contractors from our trusted network build your ADU, with city inspections along the way. We coordinate everything, so you have one point of contact.
Can I convert my garage?
In many cases, yes. A garage conversion uses an existing structure, and cities can't require you to replace the lost parking.
Do you speak Spanish?
Yes. We serve our clients fully in English and Spanish. Hablamos español.
What does the first step cost?
Nothing. The first conversation and the first check of your property are free and with no commitment.
This is general information, not legal advice. Rules can vary by city and change over time.
